“I Like This House You Are Selling. Can You Write an Offer for Me?”
He was handsome. He was older. He had a European accent. But I’m not that kind of girl so I stuck to my principles
“I’m sorry,” I said, “but it’s not my practice to represent buyers and sellers at the same time. I don’t think I could adequately represent both parties’ interests. Can I refer you to someone in my office to help you prepare the offer?”
Driving home from the open house, I got a call from Broker Y. Broker Y knows the art of the deal. Broker Y is smooth. Some say Broker Y is arrogant, but I think they’re just jealous. The guy is perfectly fine. Just really really successful, and you can’t hold that against him.
I’ve known Broker Y forever, but also know that he would only be calling if I had something he wanted. “My client, Mr. X, saw your listing today,” he said. “He’s a great guy, with a great family and they’re really excited about the home. Are you taking offers yet?”
I said no, that we were probably going to wait to look at offers until the end of the week. And that there were already a few requests for disclosure packets (these requests are an indication of how ‘hot’ a listing is, and how likely it is to get overbid.)
Then I took a deep breath and said, “Broker Y, I have to tell you that Mr. X asked me if I would write the offer for him. I don’t know how well you know him or what kind of relationship you have with him, but if I were you I know I’d want someone to tell me he did that.”
Broker Y stumbled. Broker Y studdered. Broker Y talked in fragmented sentences. He did have the presence of mind to thank me for telling him. And he said he’d talk to Mr. X but not tell him I said anything. “Let’s just get through this one,” he muttered. Already Broker Y was thinking ahead– about how he was going to leave Mr. X in the dust and move on to greener, more loyal pastures.
